Project Background
The Old Terrace at the University of Southampton is a 100-bed student accommodation block split across 10 terrace houses. Located within the Glen Eyre halls of residence, the Old Terrace had been decommissioned due to requiring substantial refurbishment, had failed gas and electrical testing, and was planned for demolition. However an increase in student numbers led the University to urgently refurbish the Old Terrace to meet the accommodation needs of the September intake.
Th comprehensive refurbishment included:
- Complete overhaul of all communal spaces
- Reconfiguration and replacement of communal kitchens
- Transformation of communal washrooms into self-contained pods with showers, WCs, and toilets
- Roof repairs and window repair/replacement
- External works including landscaping, paving, footpaths, signage, and lighting
- M&E services including boiler replacement and heating system recommissioning
Procurement and Planning: The project was procured through a two-stage tender process, with early contractor engagement being crucial for meeting the tight deadline.
During the second stage, we conducted thorough and intrusive surveys and investigations to fully understand the project scope and ensure a robust programme was developed. This early engagement allowed us to de-risk the main works packages.
We identified materials with long lead times, offered alternative options where possible, and placed early orders for non-substitutable items like fire doors.
Early engagement through the PSCA allowed us to complete asbestos removal and a soft strip during pre-construction, preventing delays during the main construction phase. We offered advice and technical support throughout this period, ensuring a smooth process.
Local Supply Chain Engagement: By leveraging our expert local supply chain, we secured the availability of labour and materials needed for the short program. 71% of suppliers and subcontractors were sourced from within 30 miles.
Communication and Coordination: Daily meetings, emails, and phone conversations kept everyone on site informed of daily activities. We regularly liaised with local residents, university stakeholders, and students, and published a monthly newsletter to keep all parties updated.
Key Challenges and Solutions
Tight Timeframe: The primary challenge was completing the works within the critical timeframe for the September intake. Through detailed understanding during the PSCA period, early reservation of trades and materials, and strategic deployment of direct labour, we met the tight deadline.
Water Main Supply Issue: Eight weeks before completion, we discovered the water main supply was unfit for purpose, necessitating urgent additional work. We swiftly deployed our direct labour force to address this issue, ensuring the project stayed on track for timely completion.
Client Support: Following the project’s completion, we remained on site to help students and university staff familiarise themselves with the refurbished buildings, ensuring a smooth transition into the new accommodation.

The successful refurbishment of the Old Terrace not only provided the necessary accommodation for the University of Southampton’s increased student intake but also transformed the decommissioned block into a modern, compliant living space.
