Stepnell lands £1m Leicester office revamp scheme

Stepnell has been selected by architect and developer MRP for a £1 million transformation programme of a major office building in Leicester city centre.

The company has just started work on the extensive 20-week internal and external refurbishment scheme for St George’s House, on the junction of St George’s Way and Charles Street.

The Stepnell team is creating 1,400 sq m of high-quality open plan office accommodation on four floors of the seven-storey building while on the top floor, curtain walling will be installed to maximise natural light levels. Externally, the façade will be transformed through the introduction of a smart crisp white insulated render system. The modernisation programme will also include work to enhance the thermal performance of the existing roof structure through the introduction of a new flat roof membrane to make the building more energy-efficient. Exposed concrete soffits (the areas which normally conceal the building’s services), mechanical and electrical systems and ducting will give the office space a modern, industrial feel.

The key elements of the refurbishment have been designed in-house by MRP and the detailed design will be by MAS Architecture, who will act as design-and-build architect for Stepnell. The ground, first and second floors of the building will remain in use during the work with Stepnell liaising closely with the occupants to ensure they are not inconvenienced by the refurbishment programme.

Stepnell will draw all suppliers and subcontractors for the project from the local area. In addition, the company will work with local community engagement organisation Leicestershire Cares to provide work placements for local people throughout the course of the project.

Stepnell was chosen for the project after successfully completing work on the Hinckley Hub – a 4,200 sq m development housing Hinckley’s new council offices – for MRP earlier this year.
